    • Tenant readiness: "New Management" welcome packages for every resident, with clear instructions on maintenance and portal access.

    Step 2

    Phase 2 — Month one (stabilization & assessment)

    The first 30 days establish our presence, ensure safety, and build rapport with your residents.

    • Tenant onboarding: high-touch communication and hands-on help registering residents for the online portal, so rent collection and maintenance run smoothly.
    • Comprehensive site documentation: an exhaustive on-site inspection capturing 100+ high-resolution photos of the roof, mechanical systems, and common areas — a definitive baseline of the building's condition.
    • Compliance & safety audit: inspection of all life-safety systems; if anything is deficient, we coordinate certified vendors immediately.
    • Owner transparency: a personalized walkthrough of your owner portal, with 24/7 access to financial reporting and performance data.

    Step 3

    Phase 3 — Month two (optimization & strategy)

    With the administrative heavy lifting complete and the property stable, we pivot to long-term value.

    • Strategic project management: we begin executing the capital-improvement and optimization projects identified during the initial assessment.
    • Proactive maintenance: we transition from reactive setup to a proactive, preventative maintenance schedule.
    • Within 60 days, your property is not simply "under new management" — it is operating on a structured, fully integrated platform built for stability, transparency, and measurable financial improvement.
